The location is the best thing about this condo hotel, but unfortunately, the negatives outweighed the positives during this week long stay. When my family and I arrived, I was given a contract to fill out and sign acknowledging that parking would cost $18 per day, we would be responsible for cleaning, and there would be no room service, and making sure credit card information was correct and will be used. Only AFTER I signed the paperwork, the front desk gentleman inform me that the air conditioning in this condo DID NOT WORK at all. We booked this stay 8 months in advance, so I feel that this should have been professionally communicated to us well before our long arrival, and thousands of dollars paid. With temperatures in the 80's and Hawaii's humidity, having no air conditioning is a significant issue. I understand that things can break, however, the lack of communication and professionalism was disappointing. The $18 daily parking fee was waived because of the air conditioning issue, however, I would much rather of known about the AC problem ahead of time so my family and I could have made an informed decision about our stay. Waiving the parking fee does not make up for the discomfort or the lack of advance notice. There was also an option advertised on the website for discounted tickets to the nearby aquarium if you booked with them. I purchased $100+ worth of tickets and showed my receipt at the front desk to ask about this, but was told they did not offer that discount, even thought it was reflected on my receipt. This added to the frustration and confusion to a vacation that is suppose to be less stressful. The pool showed lack of attention with leaves and debris in the pool 2 days so far, and only then was it cleaned. The beach is always blocked off a bit and watching other guests struggle to walk across large sandbags and gates was hard to watch. The location is excellent, but between the lack of air conditioning, lack of communication, and confusion regarding the advertised aquarium ticket offer, our overall experience has been disappointing. Better communication before arrival and more professional customer service would have made a big difference, especially since a lot of hard earned money is used for this. Unfortunately, the location alone is not enough to outweigh these issues. Find a different location than this one, it does not deserve your long flight to be here and your hard earned money.

I thoroughly enjoyed my stay at the Royal Kahana. The room was beautiful, and the ocean view was absolutely breathtaking. I especially appreciated that our room was fully equipped with everything we needed throughout our trip, making our stay comfortable and convenient. The staff was friendly, welcoming, and incredibly accommodating. Overall, it was a wonderful experience, and I would absolutely recommend the Royal Kahana to anyone looking for a relaxing stay in Maui.

Whales from the balcony!
A wonderful venue right on the water! Saw whales right from our balcony! Mike, our Verbo host is truly professional, the unit was fully equipped, and he was so gracious in providing us with things to do in Maui

Nov 05, 2025Filthy swimming pool.
Pool was so dirty it was not usable. Prop manger said he had more important things to deal with. This is our third year in a row staying at Royal Kahana. Past years were better. The place was cleaner and the pool was usable. Fair warning . There is no beach. Only giant sand bags to help prevent the building from sliding into the ocean. We rented unit 911. The unit itself is nice. However, we won’t be wasting our money on the Royal Kahana next year. There are too many other choices with cleaner grounds and pools.

Great condo with amazing view. The night staff was helpful
The view was spectacular, the place was very clean. Because this was a VRBO the instructions were very good. Pool was close. Got a bit of leaves later in the day. My only issue was the toilet was in a very small room with the shower, but not the end of the world. Unit 6 on the 9th floor is high enough to have a spectacular view and see over the neighbors building. Anything lower your view will be partially blocked.

In the winter months, there is generally no sand. Based on ocean tides and weather, the sand can sometimes return gradually in the Spring, Summer, and Fall each year. However, this will vary based on weather. Equipment is being used to make sand bags along the coastline to prevent further erosion.
