Building and Location Excellent, Ownership Questionable
The location is outstanding. The view from our unit on the 12th floor was spectacular. The unit in which we stayed, however, was another story. Not very clean, and in almost good repair, with a number of things barely working. For example, when we checked in, one bathroom sink wouldn't drain; a light bulb in one of the lamps was missing (!) It was semi-impossible to figure out how to get the TVs to work (and I'm "good" at that stuff) - there were no instructions. The sliders to the balcony were sticky and difficult to move until I cleaned out the tracks. There was a rag in the garbage disposal preventing its operation. The vacuum cleaner was so clogged with dirt as to be useless. To their credit, Chase-n-Rainbows, the owners, quickly responded to our requests. To their detriment, however, a $70 not-previously-disclosed parking fee was foisted upon us at arrival. Not right. Talk about hidden charges!

Good Location, But Resort is just OK
Had an oceanfront 1 bedroom on the 7th floor. AC was broken so they comp'd us 20% of the room cost (it was still hot). Room was good, but fridge just would not cool, need to be cleaned. One day they kicked us out of our room to work on the plumbing but they never came back to fix it, so we had to head to different room to shower. Overall location is not bad, but resort is getting old and need a lot of repairs.

Difficult beach access
Gorgeous view from balcony, well equipped kitchen, nice space for 4 adults. Due to placement of sandbags, it was very difficult to access the beach as my husband and I were having some back problems. Would be nice if stairs would be placed over sandbags to make beach access easy for everyone. Parking garage has a low spot on the way out that tore the antenna off our rental SUV. When I told the front desk what happened, I was told they were aware of the problem but offered no apology. Would be nice to warn people when parking pass is given at the check-in. Had a much better stay at Kannapali.

Do not book - hidden cleaning charges which are exorbitant
We stayed for 5 nights in apt 101. At check in we were shocked to learn there was a near $500 cleaning fee and damage fee. We were not the only family to be captured by this invisible charge. The receptionist said it was something to take up with our travel agent and we should have been aware. Our travel agent have been liaising with the outrigger and very reluctantly they have agreed to pay back the damage proportion which is a measles $60. We learned from others that these cleaning charges are not applicable by booking through air b&b. The apartment was shoddy and not cleaned to a great standard. My husband cut his foot open on glass in the patio. If we had known the cleaning fee we would have spent more on a much nicer property. This really spoilt our trip to Maui. The sad think is it’s doubtful the cleaners themselves get this money: it’s a flat fee too regardless of length of stay. And thee is no cleaning service mid stay. Very disappointing and this overshadowed our trip. Will not be booking via outrigger again. Oh and to add insult…resort fees…$10 parking fee a day! The trips at the concierge desk are also overpriced…they have to make a living but felt under duress to book and we found much cheaper elsewhere. They offer the discount as only available on arrival as they know you will get cheaper elsewhere.

Uncharming
Our travel agency unfortunately booked us for 5 days at the Royal Kahana by Outrigger. Well, nothing 'royal' about it, that's for sure. Kitchen was actually nice and clean, but the carpet in the rooms dirty (why even have a carpet, it's bound to get dirty.) A fortune for final cleaning fee (no room cleaning during stay) and expensive parking doesn't help either. The building itself looks like a mixture of the old Eastern Europe and a prison (as our son rightly commented) sorry.. and unfortunately our view was as much in the direction of an ugly building as of the beautiful ocean. Why the pool is around 38 degrees celcius is a mystery. Ping pong table situated in the basement unfortunately whith garbage smell. The location is not great: no good restaurants nearby and a shame one has to drive for eating out. However, the little beach and sea water -especially if you walk a little to the left- is very nice. Maui was great, this hotel wasn't.
