  Paola Helados

  Fiesta Americana has a wonderful ice cream shop, Paola Helados, found in the gift shop. It is very delicious and quick service. She always has a smile on her face.

  Best trip of 2026

  I had a wonderful experience at Fiesta Americana in Mexico! The rooms were clean, comfortable, and well maintained, and the food was delicious with a great variety of options, especially at breakfast. A special mention goes to Elidao, who was amazing! He was incredibly friendly, welcoming, and attentive. His positive attitude and excellent service made breakfast such a great experience. He is the kind of person who makes you feel at home and makes you want to extend your stay just to enjoy the atmosphere a little longer! Overall, everything was excellent, from the rooms to the food and especially the outstanding hospitality. I would definitely recommend Fiesta Americana to anyone visiting Mexico, and I would happily stay here again!

  Margarita and Jacqueline at the spa were fabulous for our couples massage! I highly recommend the service to wind down. The spa facilities were a little outdated and needed some cleaning but altogether a great massage and fabulous relaxing experience. Thank you

  Deceptive “All-Inclusive” marketing, awesome staff can’t save it

  ⭐️ 1/5 Stars — False Advertising, Deceptive "All-Inclusive" Exclusions, and Room Roaches. The Staff is the Only Saving Grace. My family of six (three couples living across different states) hadn't seen each other in a couple of years. We were super hyped and incredibly excited for this long-awaited reunion vacation, especially because the photos of Fiesta Americana Condesa Cancún All Inclusive looked spectacular. Unfortunately, our stay from September 21 to September 27 was a massive, stressful disappointment. The only reason this resort does not get a zero-star rating is the customer service. Almost every single staff member we encountered was friendly, attentive, professional, nice, and genuinely caring. The everyday workers truly try their best, and they are the only saving grace of this facility. However, resort management is letting them down with egregious false advertising, subpar food, and poor room maintenance. 1. The High-Pressure Check-In Trap & Exclusions Our nightmare started immediately at check-in around 7:00 PM. After traveling since 4:00 AM, we were exhausted, hungry, and felt dirty. Instead of being shown to our rooms, we were immediately cornered by a membership services staff member under the guise of showing us around. For nearly an hour, they aggressively pushed a timeshare-style club membership. I explicitly had to cut the talk off because we just wanted to bathe and eat. When we finally broke free and asked for a schedule of shows and dining options, we were hit with our first contradiction: we were told we could dine anywhere except San Telmo, which required paying entirely out of pocket. The resort literally advertises a "robust culinary lineup with 11 distinct on-site restaurants... included in the stay," only listing upcharges for premium items like Wagyu or lobster. Forcing guests to pay out of pocket just to sit down at a featured restaurant is pure deception. 2. The Deceptive "11 Restaurants" and Lack of All-Inclusive Variety The food is heavily repeated and not up to par. Eating the exact same dishes every single day for 7 days is not what anyone wants on vacation. The "11 distinct restaurants" claim is a marketing trick. In reality, these venues take turns opening—when one opens, another closes. Furthermore, they are doubling up on spaces. For example, "The Grill" is just a section of "Brasa by the Sea" that closes down its main concept during the morning and noon to serve basic pool food like burgers and hot dogs. The "Deli Café" is advertised as a cozy coffee shop and bakery serving premium espresso drinks and desserts throughout the day. It is actually a TINY counter jammed inside a gift shop with two small display fridges. They had absolutely no ice available. You couldn't even order an iced coffee or a customized frap with extra shots—your options were strictly hot drinks or a pre-made frosty slush. 3. Hidden Costs and No Swim-Up Bar If you are looking for a classic Cancún swim-up bar experience, look elsewhere—there isn't one. Instead, there is a tiny, small shack tucked into a corner of one of the free-form pools. To make matters worse, it isn't even part of the all-inclusive package! My husband and brother went to get three fresh coconuts for the wives and were told it would cost a surcharge of anywhere between $5 to $13 USD (charged in pesos) per coconut. 4. The Daily Minibar Nightmare The resort promises an in-room minibar with all beverages included. Yet, EVERY SINGLE DAY turned into a stressful battle. The cleaning staff would only restock 2 beers and 2 soft drinks for a room of two adults. When I asked for a proper refill, room service told me they would have to charge our room roughly $40 USD for an extra 6 cans of Dos Equis! I had to argue and fight them every single day just to get a relaxing, advertised amenity refilled without being extorted. 5. Subpar, Dirty Rooms (With Roaches) The rooms look great in pristine promotional pictures, but the reality is depressing. Across the 3 rooms our family booked, every single one had functional issues: broken lights, broken room phones, broken mini-fridges, missing bathrobes, missing slippers, broken hairdryers, and no ice buckets. Worst of all, we had roaches. It got so bad and felt so incredibly unhygienic that my husband couldn't sleep, and I actually had to take photos of the roaches I killed just to prove the state of the room. The Verdict This facility has no business advertising itself as a "luxury" or 4-star resort. I have stayed at 3-star all-inclusive resorts that completely outclassed this place in food quality, honesty, and room cleanliness. Do not let the beautiful marketing pictures fool you—management is cutting corners at every turn. Save your hard-earned money and book somewhere else.

  Disappointing Mother-Daughter Getaway – Far Below Expectations

  My 21-year-old daughter and I stayed here in December 2025 for a quick getaway, and while my review is a bit delayed, I felt it was important to share our experience. I am typically not a complainer; we are easygoing travelers who just want a relaxing vacation, but I do believe in speaking up when things are wrong. We chose this resort based on its high ratings, but I am honestly confused as to how it gets such good reviews. I book 2 AI vacations every year. We have previously stayed at the Marriott, JW Marriott, Iberostar Selection, and Hard Rock in Cancún, as well as several Riviera Maya resorts. Fiesta Americana Condesa was by far the worst of the group. The Room & Check-In Experience We booked a Premium Garden View room through Costco Travel. Upon arrival, check-in took an hour despite only having three people ahead of us in line. When we finally got to our room, it was extremely dated and dirty. Worse, instead of a standard patio door, it had a strange sliding window. There was no balcony of any kind—not even a Juliet balcony—which was never mentioned or shown in any resort photos online. The windows felt incredibly claustrophobic, almost like a prison cell. Our "view" looked directly at the neighboring property's trash and employee service area, making it both unsightly and very loud. If I stuck my head out and turned sideways, I could see a tiny sliver of the ocean. To make matters worse, I had a severe allergic reaction to either the chemical cleaners used in the room or mold. Within 20 minutes, my entire body was covered in hives. I went to the lobby in that condition to ask for a room change. It took multiple trips back and forth over the next day to get answers, even though the resort was not full. I was eventually moved to a room with a small balcony, which at least allowed me to breathe fresh air, but it was located almost identical to the the first room one floor below with the exact same loud view of the trash area. I wanted to switch resorts entirely, but neither Costco nor the hotel would offer a partial refund. The resort shared misleading photo's to Costco showing both views to claim garden view. Both photo's used were leaning out to the side and facing the ocean, not the actual view. While the resort says they were accomodating, they were, after a lot of back and forth. And the room view is still misleading. Pool & Beach • Pool: The water temperature was great, and the pool was large enough for everyone. However, there were missing and loose tiles along the side and bottom. On the positive side, I never had an issue finding a lounge chair here. Staff very helpful if you couldn't find a seat. • Beach: Finding a lounger on the beach was much more difficult. The pictures show a deeper beach, but it was one row of chairs against the wall and then it dropped down. Literally, if I pulled my seat out a bit from the wall my seat was hanging off the drop. Maybe this was fixed by now since my review is old. Service here was hit-or-miss, but the servers were working hard covering both the pool and the beach, and they were very kind. Food & Service The food overall was passable, but certainly not the best, even by all-inclusive standards. Not a big selection, food often not hot, Brasa served us raw chicken twice. Also had to wait in line to make reservations in the afternoon just to be told there aren't any available. (restaurant half empty when we were eating). tacos in the lobby were wonderful and the best part of the food options. Pool food options were lacking but what we had was good. Room service was prompt and better than some of the food we had in the restaurants. Overall, the staff was hit-or-miss. Some were so friendly they felt like family, while others seemed annoyed by our presence. At the main lobby bar, we encountered two bartenders who completely ignored guests unless cash tips were visibly held out. There were other lobby bar bartenders that were the exact opposite and amazing. Final Thoughts During our stay, I overheard numerous guests complaining at the front desk, so we were definitely not alone in our experience. While the location is good and the exterior grounds are pretty, the rooms and restaurants fall incredibly short. I can't understand how this place has so many positive reviews and we felt duped. We will not be returning.
