Mixed review due to noise
Overall a good location and clean rooms. For TCI this is a good value. Building assignment makes a difference. Building 4 is right next to new construction and unit 4301 is right at the kitchen prep area for Hemingway’s. Building 3 offers a much better view and no construction noise. Units are privately owned and furnishings vary. We also noted a major discrepancy in room size and bed size between the primary and secondary bedroom. If you cannot manage stairs, the only elevator equipped building is 3. I would recommend a top floor for view. Service staff were friendlier than front desk staff. Hemingway’s is very good. It is about 15 minute walk on sidewalks to many restaurants. Beach is beautiful. Unfortunately chairs are reserved as early as 6:30 am. Same with pool chairs but there was at least turnover in afternoon. Very family friendly. Other guests at Ed also friendly.

Great people. Good location. Beware the very loud construction.
The staff are helpful and friendly, from the moment of getting to the property until checkout. Every single staff member we met throughout our stay was all smiles, but that doesn’t surprise me given how welcoming this island is. The onsite restaurant was good, although there’s only one (unless you go to a sister property), and the menu leaned towards American staples, with some local options thrown in, particularly the conch options. May have been nice to have some more local diversity on the menu. The property is located close to the main strip if you want other options. The pool is decent, albeit not heated. Beach access, given location, is great. The one major thing that makes this a 3 star, is the construction of multiple buildings right next to the property. It was obnoxious, and made our experience far from relaxing. They would work early morning (6am) to late in the evening (often 10pm to midnight), and were very loud. This is an expensive way to stay in a construction zone, given the costly per night charge here. To the hotel’s credit, they did suggest at check out that a room switch may have been possible, but I don’t know if that would have minimized the noise - we could hear it all over the property. I’d look for other accommodation in 2026, if you want a peaceful stay. Lastly, we had a toilet issue mid-week, and the fix suggested (until they got a part ordered in) was for us to lift the top of the toilet cistern and pull the chain. I totally appreciate that solves the problem, but it just doesn’t feel like a very 4 star experience.

Great 1st stay at Turks & Caicos as a family of 4!
We just returned from a wonderful 4 night stay at The Sands Resort- our 1st trip to Turks! My husband and our 2 teen daughters will definitely be back! Yes, there is construction going on next door, but the noise was minimal & did not disturb us at all. The location on Grace Bay Beach is amazing and the staff was all fabulous! We had a 1st floor ocean front in the 3000s building and it was a beautiful view and easy to walk out to the beach (we were on the quieter side away from the pool). The girls slept in the pull out sofa in the LR and it was comfortable enough. Since we had such a huge lanai w/ table chairs and multiple seating areas that we just left the pull out as a bed the entire time & spent our time on the lanai when we were in the unit. The palapas provided ample shade and the 4 of us fit comfortably under 1 w/ 4 chairs. They do fill up early so after the 1st day my husband set alarm to get up and claim one. There are also umbrellas and the beach attendants are very friendly and helpful. We had lunch each day at Hemingways and the food is very good! Also did a snorkeling trip with Caicos Dream Tours (very easy to book right at the pool desk and picked us up right on the beach at the hotel). We did the afternoon trip 1:30- 5:30pm which included snorkeling out on the reef, another stop to swim and use the slide, and then Iguana island. They provided fresh fruit sandwiches and drinks which were all very good! We did not rent a car and used cabs to go out to dinner each night. We to "Land & Sea" at Wymara Villas, "Infiniti" at Grace Bay Club (each about $500 for dinner for the 4 of us) and also "SiSis" at the Palms & Da Conch Shack (try for Wed when they have the band playing). We also used the grocery delivery service for basics water, eggs, milk, cream cheese (I put bagels in my suitcase) and wine w/ goods2door.com They will deliver to your room and put everything away. It was overall a wonderful stay and we truly enjoyed all aspects of staying at The Sands.

Beware of loud construction of 3 large buildings next door
The Sands location is central to the town where it is easily walkable to shops and restaurants. The washer and dryer in our Ocean front room was a nice surprise. However, beware of the massive construction and drilling adjacent to the property. Not worth the cost if you are looking for a serene and relaxing getaway with the loud construction noise that is direct to the entire beach and garden rooms.

Great location! Right on the beach room was spacious and clean. Grounds are kept impeccable. We stayed for 5 nights best trip ever Loved the view and resort is beautiful! Staff very accommodating especially Robyn at the front desk. She is a pleasure to work with. Made our trip unforgettable. Loved everything about this resort. Make your reservations you will not be dissapointed
