    Comfortable Home Base

    Paniolo Greens is a solid, practical choice if you’re looking for a comfortable home base rather than a luxury resort experience. Pros: Spacious units with plenty of room to spread out Convenient location in Waikoloa Village—about 15 minutes from Waikoloa’s beaches, shopping, and restaurants Nice pool area, plus tennis and pickleball courts Game room for downtime Thoughtful extras: you can borrow or rent beach chairs, toys, and other gear, which is great for families Cons: The complex is older and shows some wear Beds are on the softer side Gym equipment is limited Air conditioning is an added daily fee Overall: This is not a resort—and it doesn’t try to be. Paniolo Greens is best suited for travelers who plan to be out exploring the Big Island most days and want a comfortable, affordable place to come back to at night. Waikoloa Village itself is growing and convenient, with a gas station, grocery store, small coffee shop, and a handful of local businesses nearby. A car is absolutely required, but if you’re planning to be on the go—from beaches to volcanoes to snorkeling spots—this is a dependable and practical place to stay.

    Worst hotel I have been to

    First things first paniolo greens is not a golf resort, it is not a beach resort, it is not a resort at all. The closest beach is about 7 miles. The atmosphere felt okay until you realize you are living with roaches. The rooms were in horrible condition. It did not even look like they cleaned it from the last guest. You paid the price of a beachfront resort and got the value feel of a motel. They do not even clean your hotel room unless you pay $180 per time they come. What kind of hotel charges for AC. Their service was horrible. The only amenities they really had were a pool which was not heated. The furniture was in horrible condition and the walls were so thing that even though we were in one of the units farther from the highway, we could hear the highway noise. Would not recommend to even my worst enemy.

    Wonderful stay with a large group!

    We had nine in total and the resort was amazing. The staff were super helpful and accommodating. When arriving, we discovered we needed a larger unit for our big group, within hours they were able to switch our unit to a larger one. Also, we needed help with our rental car, they sent someone right away to help give us a boast.

    We love to feed nane and turkeys. Nice golf course, good view, very nice and clean place, and friendly staff.

    Big Island vacation

    Nice resort near some good restaurants. Spacious 2br 2 bath units. Pool,workout room and pickleball courts. Ocean views and close to great beaches.
