Please read this if you are going to Mahogany Bay as a Hilton loyalist--it may not be what you expect from Hilton.
I don't normally write reviews when my thoughts mirror the majority of others, but I felt it was very important that people understand what they are getting with Mahogany Bay. We just returned from two nights there, followed by five nights at the Marriott (Alaia). First, the good. Staff was very friendly. We were upgraded and the room was spacious. The beach club as well as the boat ride to and from were great. Food was quite good and there are various options not associated with the hotel (like the Pool Club) which we enjoyed. Just note at the beach club that the water is very shallow (we are talking knee height), so if it is a hot day, it is a bit tough to cool off since the water is so shallow. However, here is the not-so-good. I wonder when some talk about gorgeous landscaping because the place is literally in the middle of a construction zone. There were guys using a cement mixer right outside our unit. The road that we walked to and from our unit was a mess due to the construction--instead of fixing the road, they threw stones in the "potholes" to the extent that the entire road is filled with stones, which made walking difficult. The view from the pool is of a construction crane belching out black smoke, since there is a huge amount of construction directly behind the main building in the resort. More not-so-good is the maintenance on buildings that are not that old! Our unit was fine, but when we asked for a late checkout (we had to go back four times even though the hotel was only at about 20% occupancy but finally received it), we were told that someone else was going into our room since it didn't have a maintenance issue. We spoke with someone who had to move after the first night because the tin roof leaked, and then the unit to which they were moved had the air conditioning go out. The hotel staff told us that they were expecting close to full occupancy for Christmas and New Years, so I am guessing there are going to be a lot of unhappy people. Please read the TripAdvisor reviews of all of the people who had to move rooms due to maintenance issues. Finally, although the staff was kind and well-meaning, there were some odd issues that I could only attribute to inadequate training. When we were finally allowed to have a late checkout at a time of very low occupancy, we were told that we would only be allowed one key (not two) between the normal time for checkout and our actual time. This made no sense and someone else gave us two keys. We were also "reprimanded" for taking two towels each at the pool because if we wanted two towels, everyone would want two towels at the pool. There were only six people (including us) at the pool, which eventually grew to nine. That has never happened to us at a resort before. These may be very small items, but they were certainly odd. Incidentally, it is important to realize that unlike the beach club which must have had at least 90 chairs, the pool had about 30 and that was all that could fit since it was basically a small rectangle. The reason I am writing this is that many of the people with whom we spoke were there because of the connection with Hilton. We were there because we are Hilton Diamond. Hilton really needs to bring in a tiger team to speak with local management to address training and especially maintenance. We did find out during our stay at Ambergris Caye that Mahogany Bay is not thought of very highly by many folks on the island, which could address the discrepancy between the occupancy rates of Mahogany Bay and Alaia (the Marriott on the island). Both hotels are about the same size in terms of number of rooms. As I mentioned, Mahogany Bay was running about 20% occupancy while we were there. We never saw more than a few people (like a handful) at lunch or dinner. At the fancy dining room, we saw one person eat there over a period of two days. At the Marriott (Alaia), the occupancy rate was, depending on the day, somewhere between 80% and 100%. We saw a guy using the Alaia ATM machine who came over from Mahogany Bay to try to get a room because of his maintenance issues at Mahogany Bay, but Alaia was completely sold out. We were originally planning to spend all of our nights at Mahogany Bay until we read the TripAdvisor reviews--we switched our plans to two nights at Mahogany Bay (so we could get to the beach club, which as mentioned above is very nice) and five nights at Alaia. We are glad we did.

Great hotel and staff
This property is beautiful. The ease of having everything in walking distance made quick snacks and night drinks smooth. Leonardo was excellent for breakfast service in the dining restaurant. The staff are super friendly and helpful. We moved to a bigger room day 2 and the process was seamless. The rooms are clean and spacious. Would definitely stay again.

Mahogany Bay Resort was ‘belizeemo’!
Nice, quiet villa. Room was comfortable and cleaned when needed. Good value. Good location. Staff was superb. Restaurants were excellent. And the private beach was a bonus. Thank you M B R!

I do not recommend
I would NOT recommend this hotel, it is not luxury and does not feel like you are on an island. We were there for four days. I was terribly disappointed with many things at this resort. The pictures are very misleading. It feels like a construction site, there are big trucks moving in and out all the time, the roads are dusty and get muddy since it rains frequently, would you then track into your room. They really need to pave the roads or put down more gravel and have more landscaping. I did not struggle with the mosquitoes as I read in many other reviews, but my sister-in-law did and her legs looked terrible. The private beach is fine, you must make reservations early to be sure you get your appropriate time. And when we were ready to leave, the boat was too full so we got kicked off and had to wait an hour for the next one to return to our hotel, which threw off our day and other plans we had. Our third day the electricity went out in the whole resort, we could not charge our phones, do laundry, or get ready for dinner reservations (hair dryer and curling irons needed for 4 girls) the next day the water was out in the morning on our road, luckily my brother was staying on a different part of the property and still had water, so we went to his room to shower and get ready to leave for the airport. Otherwise we would have been out of luck! The outer door to our master bedroom was broken and would not close.. We called several times and it was never repaired, the last night we had to sleep with only a screen, and it really did not feel safe. Anyone could have entered our room in the night. The TV only worked sometimes, but we didn’t mind too much since we were out and about most of the day, but sometimes it is nice to relax on the couch and my son wanted to watch a football game but could not. We are Hilton diamond members and can usually trust the Hilton Curio name to represent quality, unfortunately, on this trip, we were left disappointed, and ready to go home. For the price we could have stayed at any number of oceanfront resorts, which I would highly recommend to anyone looking to travel to San Pedro. On the positive side, all of the staff members here were lovely and friendly. We really enjoyed the service we received except for maintenance.

The friendliest staff
The friendly welcoming and responsive staff are really what make this resort so great. Winding down our days at the bar has been especially nice with no pressure to drink too much and our bartender Sam is the best at balancing great service, a friendly welcome, space to enjoy the live music and sharing tips about the best things to see on the island. F&B supervisor is also a delight and has been generous with his time and attention. Food has been top notch too.
