Our 54,000 sq. ft. canopy-covered outdoor waterpark features 14 water slides, Minnow Lagoon Toddler Pool, Coral Reef Teen Pool, an interactive play area (with tipping bucket), a 6,500 sq. ft. arcade and daily kid's activities, there is plenty of space for kids to explore.
Lifeguards are on duty at waterpark but not at the hotel pool. Some rides have minimum height restrictions.

Christmas 🎄 Holidays
The cleaning service was excellent and the fresh-smelling rooms were a nice 🙂 touch that made difference. The staff were very friendly, attentive and always willing to help, the rooms were spotless.

Fun in the Water, Funk in the Room
Here’s a polished, honest review you can copy and post. I kept it clear, fair, and straightforward: ⸻ CoCo Key Hotel and Water Resort We spent a full week here over Christmas with our kids. Check-in was friendly, the lobby was clean, and the pool areas were generally tidy. The room was serviced daily and restocked, which we appreciated. That said, the room itself was a major disappointment. It had a strong odor of foot smell and mold from the moment we arrived. The windows are screwed shut, so there was no way to air the room out. The carpet was stained and smelled, the couch was extremely dirty, and the bathtub did not drain—so showers were taken in standing water. When I asked the front desk if all rooms smelled this way, I was told, “Well, it’s a water park resort and that gets into the carpet.” That response was concerning and dismissive. While the pool areas were kept tidy, my husband did find two dreadlocks floating in the pool, which he removed himself. In addition, the water slides and splash features were extremely cold, making it uncomfortable for extended play. The water park hours were 11:00 a.m. – 5:00 p.m., which made it hard to enjoy on Disney days. The Disney shuttle runs once late morning (around 10:30 a.m.) and returns around 6:30 p.m., so if you want a full park day, you’ll need your own transportation. Our kids did enjoy the days spent indoors at the water park, but we will not be returning. The condition and odor of the rooms outweighed the positives. This property needs a complete remodel, and carpeting should not be reinstalled. A fun concept for kids—but the cleanliness and room condition fall well below acceptable standards.

Would stay again
Hotel was nice for children and pretty clean. Room cleaned daily and restocked. Central location to everything we did and many food places. Only issue was room across hall had a strong weed odor coming out of it and banging on floor from room upstairs which I did call front desk about.

Great hotel with excellent staff and amenities
The stay was excellent Absolutely no issues at all. The housekeeping staff was top notch. Adda was excellent Julisaa and George were excellent at front desk. We will be back.

STAY CLEAR OF THIS MOTEL!!
A letter that was written to the management team. STAY CLEAR OF THIS MOTEL!!! Dear Management Team, I am writing to formally complain about the extremely poor experience my family and I had during our recent stay at CoCo Key Hotel & Water Park Orlando. What occurred went far beyond a simple inconvenience and reflects serious failures in customer service, communication, and basic hospitality. To begin, despite having a confirmed reservation, our originally booked room was given away and we were downgraded without prior notice or a reasonable explanation. This alone set the tone for the rest of our stay and caused immediate frustration. At check-in, Christopher at the front desk issued us an incorrect key card. We then spent approximately 25 minutes attempting to access our assigned building, only to find that the key card did not work at all. We were forced to walk all the way back to the lobby to address the issue. After returning to the building, the key card still did not work for our room. In desperation, we tried multiple rooms on our floor, thinking the room number might be incorrect, only to discover later that the door required the handle to be pulled upwards, something that was never explained to us. This entire ordeal was exhausting, confusing, and completely avoidable. As if that were not enough, at 9:00 AM the following morning, housekeeping aggressively banged on our door and woke everyone in our room. This was entirely inappropriate and unacceptable, especially after the stressful night we had already endured. What made this experience worse was the lack of empathy or accountability from staff. I had to repeatedly advocate and essentially beg for any form of compensation for what we went through. The concessions offered — a late checkout and a waived resort fee — felt dismissive and inadequate given the magnitude of the issues. I then spoke with George Martinez, the manager, who showed little concern for the disruption, stress, and inconvenience we experienced. I had to grovel just to receive breakfast as a gesture of goodwill. His demeanor made it clear that our experience and discomfort were of little importance. Additionally, Christopher’s behavior throughout our interactions was rude, unprofessional, and came across as evasive rather than helpful. This stay was supposed to be part of a family vacation, and instead it became a source of frustration, lost time, and unnecessary stress. At no point did we feel valued as paying guests. I expect this complaint to be taken seriously and reviewed by upper management. At minimum, I believe meaningful compensation and a formal acknowledgment of these failures are warranted. I look forward to your response.
